Senior Quantity Surveyor - Housing - Pre and Post Construction Location: Cheshire Salary: £60,000 - £75,000 Car Allowance Bonus Package Your new company Our client is a long-established, family-run housing developer known for delivering bespoke, high-quality residential developments across Cheshire and surrounding counties. Your new role Our client is seeking an experienced Senior Quantity Surveyor to manage all commercial aspects of their residential projects from inception through to completion. This is a hands-on, autonomous role that will see you working across both pre- and post-construction stages on bespoke housing developments. You will play a pivotal part in maintaining cost control, ensuring quality delivery, and supporting the wider team across land appraisal, procurement, and project delivery. Responsibilities will include: Full quantity surveying duties across multiple live and upcoming sites Preparing and managing cost plans, budgets, and financial forecasts Working closely with the land and technical teams on feasibility and pre-construction assessments Procuring subcontractors and suppliers, negotiating best value and terms Preparing tender documents, bills of quantities, and contract documentation Managing applications for payment, valuations, variations, and final accounts Monitoring project performance, cashflow, and reporting to Directors Contributing commercially to land viability studies and appraisals Supporting the project team to deliver high-quality builds within budget and programme Liaising with internal stakeholders and external consultants, including housing associations Ensuring compliance with company procedures and best practice What you will need to succeed: Proven experience in a Quantity Surveyor or Senior Quantity Surveyor role within residential construction Strong commercial and contractual knowledge (JCT or similar) Experience in both pre-construction and post-construction phases Comfortable working autonomously in a dynamic, hands-on environment Excellent analytical, negotiation, and reporting skills A full UK driving licence Degree-qualified or equivalent in Quantity Surveying or related discipline (desirable) What you get in return: A competitive salary between £60,000 - £75,000 DOE Generous car allowance and discretionary bonus Flexible working opportunities and a supportive team culture A direct reporting line to company decision-makers, offering real influence and progression Opportunity to work on bespoke, design-led residential projects - not just standard house types A stable and reputable employer with a strong local presence and values-led approach 25 days holiday plus bank holidays, pension scheme, and more This is an ideal opportunity for a commercially minded QS who enjoys variety, responsibility, and the chance to make a real difference in the delivery of distinctive homes.
