ESR is seeking a driven and analytical Real Estate Investment Associate with minimum 4 years of investment experience to join the Group Investment Team. In this role, you will independently evaluate real estate investment opportunities, conduct in-depth financial modelling, and prepare high-quality investment papers as well as ad-hoc analyses to support strategic decision-making by ESR senior management Key Accountabilities - including but not limit to: Investment Evaluation: Independently assess potential real estate investment opportunities across various asset classes and geographies, including both equity and debt structures. Financial Modeling: Develop and maintain sophisticated financial models to analyze deal-level economics, sensitivity scenarios, and return metrics (e.g., IRR, equity multiple, cash-on-cash). Investment Papers: Draft clear and compelling investment memos and presentations for internal investment committees and senior leadership, outlining the strategic rationale, risks, and recommendations. Market Research & Analysis: Conduct macro and micro-level market research, competitive benchmarking, and due diligence to inform underwriting assumptions and investment strategy. Due Diligence Coordination: Liaise with brokers, partners, legal counsel, and other external advisors to facilitate deal execution Ad-hoc Analysis: Provide on-demand analytical support to senior management, including portfolio reviews, hold/sell analyses, and performance tracking.
