Position Description – SUPERINTENDENT- Directly reports to Project Manager Seeking a Seasoned Senior Hospitality Construction Superintendent to efficiently manage hotel and resort project fieldwork through all phases of project development from bidding and award to achieving Certificates of Occupancy and delivering an on time ready to open Hotel or Resort complex as planned. Projects for this role AT THIS TIME are primarily located in California and the Western US, particularly in Southern California, officing on site and reporting to the MBI Torrance Headquarters. Future project locations will follow market opportunities nationwide. Travel may be involved. Direct accountability for control of budgets and schedules on individual projects, the superintendent ensures on time on budget completion. Management of project budgets and schedules includes cost estimation, schedule tracking, and reporting Responsible for developing positive internal and external lines of communication with both owner’s consulting architects and engineers and contractors The Project Superintendent has primary responsibility for strategically coordinating and supervising all subcontractors / trades on site, keeping them informed and performing efficiently per their contract scopes and established project schedules. The Project Superintendent is on the front lines of field activity and first to know changes in the field, errors and unforeseen discoveries. The Super must identify and address these issues and report immediately and effectively troubleshoot toward resolution. This includes initiating RFIs, resequencing work, adjusting manpower requirements The Project Superintendent will regularly administer, communicate and enforce safety rules in accordance with governing regulations (OSHA) and MBI best practices. Reviews and interprets project plans, specifications, and contracts Conduct regular site inspections to ensure quality control and adherence to project requirements and facilitates positive relationships with Agency Inspectors Provides leadership and guidance to project teams, especially subcontractors and field staff. Fosters a positive can do field morale in the face of job challenges. Resolve any issues or conflicts that may arise during construction Ideal candidate for this position: Preferred candidate should have proven experience as a Senior Superintendent or similar role in the HOSPITALITY construction industry (minimum of 7 years) Succesful candidates will hold a Bachelor's degree in construction management or related field (preferred) Applicants with lesser experience levels but proven HOSPITALITY backgrounds in the field will automatically default to consideration as an Assistant Project Superintendent In-depth knowledge of construction management software (e.g., Procore, Prolog, Primavera) Strong understanding of construction processes, techniques, and materials Familiarity with contract documents and ability to interpret construction plans and specifications Excellent supervisory skills with the ability to lead and motivate teams Proficient in budgeting and cost control procedures Knowledge of safety regulations and Occupational Safety and Health Administration (OSHA) standards Strong communication and interpersonal skills Note: Additional requirements may vary depending on specific projects or policies. Additionally, the employee may be required to drive to a property, walk on uneven ground, walk through a construction site, and work around heavy machinery or equipment.
