Position Description – PROJECT MANAGER- Reports directly to the COO and Co Owners Looking for an experienced Hospitality Construction Project Manager who will work to efficiently manage hotel and resort projects through all phases of project development including preconstruction, bidding, permitting and construction. Projects for this role AT THIS TIME are primarily located in California and the Western US, particularly in Southern California, officing in the MBI Torrance Headquarters. Future locations will follow market opportunities nationwide. Skilled and Experienced in Estimating, pre-Construction Management, Project Management and Business Development executing: Plan Take Offs, Scope Delineation and Development and completing Bid Proposals and Qualifications Direct Management and accountability for control of budgets and schedules on individual projects. Responsible for developing positive internal and external lines of communication with both owner consulting architects and engineers and MBI direct reports: Assistant Project Manager and/or Project Engineer, Project accountants and Superintendent. Need competency negotiating and preparing MBI subcontracts for approval and execution followed by administering them by reviewing and approving their progress in compliance with design requirements and facilitating timely payments, RFIs, change orders, close out packages as well as resolving disputes in performance. Develop initial conceptual bidding packages, budgets and schedules and maintain them, accelerate them or modify as needed in the course of construction to achieve delivery on time and budget. To best deliver successful projects, understand goals and fundamentals involved in each (design elements, budget scope, schedule constraints, scope definition, etc.) Lead the team by Identifying potential roadblocks and develop strategies to mitigate impacts or delays. Assure accurate budget variance reports and schedules for projects. Drive value engineering efforts for costs savings as needed and timely performance of the project teams. Coordinate and manage internal approval processes for budgets, contracting, invoicing and other project related administrative tasks. Coordinate and communicate with Hotel Management team on projects that remain in operation during construction on a weekly basis. Ensure Project Close Out files and as-builts are maintained for ultimate turnover to Ownership. Manage and communicate status of projects in OAC meetings weekly, and MBI Management with formal reports issued weekly and monthly. Build and foster internal teams to keep subcontractor pools and solid relationships. Ideal candidate for this position: Preferred Candidate should have a minimum of 7 years of HOSPITALITY Project Management experience to be considered for this role. Applicants with lesser levels of HOSPITALITY experience will automatically default to consideration as an applicant in a supporting Assistant Project Manager or Project Engineer role. A Construction Management Degree and Relevant Construction Coursework in a series of Certified Construction Management Programs combined with field experience will be considered. Architecture and Engineering educations are considered valuable when paired with proven Hospitality Construction Management Experience at the Senior Level. Desirable experience includes new shell/core construction, major renovations, and sophisticated interiors work. Candidate should possess strong communication skills and the ability to multi-task with multiple people, good organizational skills and attention to detail. Strong knowledge of Procore, Prolog, Microsoft Project,Plan Grid Primavera, Bluebeam and, Microsoft Excel and Word software is expected Ability to work in a fast paced environment under the pressure of meeting deadlines and schedule milestones.
